Victorian Splendour


This Victorian hospital had fallen into disrepair and was blighted by the addition of modern extensions when Berkeley Homes acquired it. Over the course of four years the developer has sympathetically restored and converted the hospital to 52 homes, plus two lodge houses. Alongside the conversion, the developer has constructed 52 homes in three new buildings, which have been designed to blend into the setting.

The principle of the conversion was to be as true to the original building as possible, with original features and materials retained and restored where feasible. Features that were beyond repair were replaced with like-for-like replicas. The restoration approach was based on a variety of research methods ranging from the traditional study of historic records to modern technology, including electronic analysis of paint samples.

A significant part of the restoration included stripping the roof back to the rafters and repairing, before re-covering it with clay tiles matching the originals. Eight original chimneys were removed and reconstructed, and areas of brickwork repaired or replaced. Wherever possible, original stonework has been retained and cleaned but some areas have been replaced with hand-carved replicas, some stone window surrounds taking nearly a month each to complete. The extensive stonework repairs were carried out by specialist, Priest Restoration.

Internally, the developer sought to transform the vast spaces into manageable homes while maximising period features by inserting mezzanine floors. Features such as turrets and spiral staircases provide character to the homes, and have modern uses as shower rooms and storage cupboards.

The building’s communal entrance hall has been restored to its former glory, with its black, red and white tiled floor recreated using old photographs and the iron balustrade to the central staircase repainted in its original red, white and blue pattern. Original doors and hinges have been stripped back, repaired and repainted, which was a long and painstaking task.

Communal facilities within the building include a reading room and gym. A private chapel has been restored and is now an event venue. The development is also served by a pay-as-you go concierge service.
