Square Deal
This is a strategic regeneration scheme for east London, which is destined to provide new homes, amenities and transport infrastructure. The project, which is being delivered under a public-private partnership, will generate 550 mixed tenure homes, transport improvements including a new station at Dalston Junction, a new public square and library, shops and restaurants and a community energy centre. The £160 million scheme is a joint venture by Barratt London with the London borough of Hackney, the London Development Agency and Transport for London. The development partnership has signed up a team of architects to work on the project, including John McAslan + Partners, Arup Associates, Weston Williamson and Goddard Manton. At the heart of the project is the square, which will be the largest public space created in Hackney for more than a century. It will include a children’s play area, sensory garden, memorial garden and public art area. The scheme provides a range of one, two, three and four bedroom homes for rent, shared ownership and private sale. Residents and businesses receive heat from a new local, low carbon energy centre, using gas-fired combined heat and power units and gas/biomass boilers. Homes are expected to save around 23 per cent on heating and hot water costs, compared to similar traditional homes. Carbon emissions are estimated to be reduced by 25 per cent. Homes are designed to a BREEAM EcoHomes environmental rating of Excellent. They feature: passive solar gain through large insulated glazed areas, rainwater recycling, green and brown roofs.
