Oakridge Village, on the edge of Basingstoke, replaces a 1960s sink estate of 140 four- and five-storey walk-up deck-access flats with 299 new two- and three-storey houses and flats, five shops, a pub and a community centre with nursery facilities. The mixed-tenure redevelopment for Sentinel Housing Group created 152 homes for affordable rent, 110 for shared ownership for key workers and 37 for private sale at market value on a 6.6-hectare site, achieving a density of 45.3 units per hectare. The development not only achieved a CABE Building for Life gold standard but also won HTA Architects the Richard Feilden Award for Affordable Housing in the Housing Design Awards 2005. A new road layout around a landscaped village green on a scale not normally associated with a project of this size completes the transformation of a grim estate into a trim village. |
