Wingate Square fills in the gaps in a frayed section
of London's urban fabric. The scheme sits in an
area of south London that has experienced ordered,
urban growth for more than 300 years. The messy
vitality of the area has been achieved through
incremental change.
The brownfield site was bounded by a rich and varied
urban morphology and was largely vacant apart from
the notable exception of four terraced units. Ipsus
Developments appointed Harper Downie Architects to
take a fresh approach to this project in the light of a
previous scheme and feedback received from the
planning and conservation officers, local residents and
businesses living and operating adjacent to the site.
Redevelopment has filled the incongruous gaps in the
urban fabric and created 170 new high quality
residential units, 68 of which are affordable. It has also
introduced retail units, offices, cafes and restaurants
around a new civic square and public realm.
The scheme has injected new life and activity into what
was an unattractive brownfield area. It has enhanced
the streetscape and delivered seven new high quality
buildings. The development includes the refurbishment
of retained facades, extension and new build.
The seven buildings are clad in combinations of brick
and white render, and feature cantilevered and inset
balconies and large expanses of glazing. Louvres on
the external façade provide shading to circulation
areas and contribute to the modern aesthetic.
